Even In These Trying Times, I Have Been Selling Homes

Don't let the market slow down your buying or selling in and around Colorado Springs.  Even with all the talk on television and radio, I have been selling homes.  In fact, my last two sales provided two buyers with homes with less than $5,000 each to close the deal including all fees, costs and down payments (in fact one was less than $3,000 total).  It can be done and I know how to get it done.  In fact, I have been helping sellers sell their homes too because I am not dissuaded by market and will work to get the deal done.

Are We At The Bottom Of The Housing Market?

I think so, and so do some others in the real estate world. The key to success in real estate is to look at the facts and make your move in directions that others are overlooking.   

The Wall Street Journal reported on May 6, 2008, page A23 with an article written by Cyril Moulle-Berteaux stating the housing crisis is over.  Many foreclosure experts also believe now is better than ever for buying and investing.  Of course the main stream media are still touting the real estate world still has more pain and suffering ahead.  In some areas that could be true, but here in the Colorado Springs area, the real estate market is turning and will continue the positive turn as 2008 evolves.

Some areas hardest hit in the nation will take longer to turn around.  That being said, those markets are the ones that had the greatest gains and appreciation in immediate preceding years.  So the slump they are experiencing is the correction for the previous 20-40% gains.  I have personal experience with one of those markets...the Phoenix area. If anyone would like some great buys on land...let me know I have two pieces of land that are horse properties in the Queen Creek, Arizona area and would love to sell them. :)

Colorado Springs is not like the Phoenix, Arizona area and I believe we have hit bottom here in Colorado Springs and as the year wears on the fantastic buys will start to disappear as prices begin to turn higher.

BPO or Broker Price Opinions

As the market evolves through this time of change, many people are learning terminology normally not known most homeowners.  One of these terms is BPOs or Broker Price Opinions.  A broker price opinion is an estimated value in the current marketplace by a licensed real estate broker.  Many times these are used by lenders during a foreclosure process. 

These can be similar to a CMA or comparative market analysis which many sellers see at the time of listing their home to decide an asking price. 

Neither of these opinions are an appraisal.  An appraisal must be completed by an appraiser which is a different licensure than a real estate broker license.
